@nwpropertymum: This all started because a friend of mine was buying a house and I basically gave her everything I’d learned from years of buying property. The questions I ask. The things I check. How I research a house before offering. How I negotiate. All the little things I’d learned the hard way after buying my own first home at 23 without really having a clue what I was doing. Then she used it... and saved money. So I thought, maybe I should actually turn this into something other buyers can use too. I created my Home Buying Toolkit, put it online and then the messages started coming from complete strangers. People using the checklists. Using the scripts. Negotiating. Saving thousands. And that’s probably the bit I’m most proud of because nobody teaches us how to do this. Yes, you can Google home-buying advice. You can ask AI. You can watch 500 TikToks. But when you’re standing in a house wondering what you should actually be checking, or about to make an offer worth hundreds of thousands of pounds, you don’t need another 47 tabs open. You need a PLAN. That’s what I wanted my Toolkit to give you. Something practical you can actually use while you’re buying.
