I don't think you should be reminding anyone who has always paid on time . I do agree however about reminding those that have a habit of paying late.

Why not encourage tenants to do a direct debit then it’s automated utility companies would offer a 10% discount

Are they paying forward and backwards and how much deposit in relation of rent is due? Do u keep their deposit seperate from ur working capital or is it all one pile?

I have a private landlord who has a few houses on my street - and he is an absolute gem - brilliant - been renting from him ten years in November. I’ve been so lucky, anything needs doing, if he’s not there that day, he and his trades are there within 24 hours. He always texts us all 2 days before rent day to say “Hey guys, rent day on the 1st”; which I have absolutely no problem with at all.

You manage the business the best way it suits you, the keyboard warriors would play a different tune if the boot was on the other foot. I'd happily rent from a landlord that runs an honest business.

Do people not have a DD set up? I get if there is a situation out of their control like work mucking them around but I always make sure my rent day is at least a few days after pay day to make sure the money is in there ready to be taken by DD 🤷🏼♀️
