@yourmdlifestyle: Five rules before you walk into a model home. The first one is the whole game and most people find out too late. 1. The person who greets you works for the builder. They're often genuinely good at their job and pleasant to deal with — and their job is representing the builder's interest, not yours. That's not a criticism, it's just the arrangement, and you should know which side of the table everyone is on. 2. With most builders, registering your own agent on that first visit costs you nothing. The catch is timing — walk in alone, sign in alone, and you may not be able to bring representation in later. It's the cheapest thing you'll ever do and it has to happen on visit one. 3. The model is upgraded. Almost always. The floors, the fixtures, the island, the trim — a lot of what makes that house feel like that is not what comes standard. Ask which is which, room by room, and take notes. 4. Get included-versus-option in writing before you fall in love with anything. Design center math has ended more deals than inspections have. 5. The incentive usually has conditions. Ask what they are up front, so the incentive is something you evaluated rather than the reason you said yes. New construction can be a genuinely great fit.
