Before you scroll past that as another internet success story, I want you to be really clear about a few things, because they are the whole point. I am not smarter than you. Calling me an average student is probably generous. I am not a hard worker either. I am inherently fairly lazy. You know those people who are always up to something, always motivated, always enthusiastic? That is not me and it never has been. And I did not start with opportunities you do not have. Nobody gave me money. Nobody went guarantor. When I met Larry I was 40,000 dollars in personal debt. A 20,000 dollar car loan and two maxed out credit cards. That was the starting position. Negative, undisciplined, and unremarkable. Now, 13 properties in five years is extreme. I am not suggesting that pace for anyone, and plenty would rightly call it aggressive. But the reason I tell this story is not the pace. It is that the ingredients were not talent, work ethic or a head start, because I had none of those. It was meeting one person who had already done it, and doing what he actually did rather than what everyone else guesses you should do. My path is my own and it is not a promise of anyone else's result. But the excuse list I had at 22 was longer than most, and none of it turned out to be the thing that mattered.
