@brindleandbay: The REAL Value Of A Fully Paid Off Home In Retirement (Nobody Will Tell You This). #morgage #housingmarket #retirementplanning #retirementspending #retirementadvice
I paid off my home and immediately cancelled my home insurance… I’m not scared and I do my own home repairs. Saved me $2,600 per year. I don’t live in fear of what might happen.

The paid off mortgage is not FREE and CLEAR! I still pay taxes and insurance.

My home is paid off. My real estate taxes are $22,500 and my home owners insurance is $5,000. That’s $2,300 a month with my mortgage paid off. My mortgage was 1,200 a month. Not such a big savings.

Yeah then the property taxes all of a sudden increase and you end up paying close to the amount you did before paying it off. They always find a way to screw you

But what if you’ve got a 3% mortgage. Wouldn’t it be better to invest the $350k making 4-5% then spending that to pay off a house?

I’m retired but didn’t pay off my home, because my mortgage interest is only 2.2% and I’m averaging about 7-8% on my IRA.

There's no such thing as a paid off home. The government sends an always increasing bill every year.

An idea I’ve been entertaining is: once we retire selling our home and taking the profits and investing it into our portfolio then renting to give us options and flexibility as to where we want to live. No property tax, no insurance, and with the first $500,000 excluded in capital gains as a married couple it has an appeal to some degree.

Nope!!! Same reason Warren Buffett doesn’t own the office building he has rented for 50 years. That money is invested, the profit from that money pays the mortgage plus money left over to pay you. NEVER pay off your mortgage.

I think it’s important to not just pay off your mortgage before retirement but also do all the big ticket work on the house prior to retirement too. I don’t want to be paying more than a mortgage for a new hvac or roof during those years either.

Man ya had me until you didn’t specify on the monthly mortgage of PI or PITI. Taxes and Ins are for life and a huge part of that total payment typically. The actual savings are a lot less when factored in and can buy a lot of things while you’re still living.
