I think its time to serve your home inspector with a lawsuit. Too many things piling up that they should have found during the inspection.

I own a 250 year old farm house. Buckle up, it becomes more and more laughable. BUT you learn a lot and know more about your home than anyone. Things start making more sense and emergencies become more manageable. Learn diy things, challenge yourself it will save you thousands.

I am pretty sure you can send this to the home inspector and he will have to cover the cost. especially if he said his report was good and he missed it!

If raccoon was trapped, that means he got in. Make sure you find out how he got in very very important. You do not want more pests/critters or anything like that coming into your home.
