I bought mine two month ago. I’m drowning. The oven isn’t working, had to repaint the walls, Ke broke, can’t even afford to buy sushi anymore , petrol is expensive, levies aren’t that bad but yeiii I’m moving back home and gon put it out for rental. There’s no Shoprite here so groceries are also expensive. 😭😭😭

Was renting in a complex and Put in an offer before I saw the levy statement. By sheer luck I low balled the seller 🙆🏾‍♀️and she rejected my offer. Only for me to see the levy statement gore no Mann I would’ve died financially 😩 I was actually saved by that rejection shame! Ended up buying another property, asked for levy statements first and municipal rates. They were well within my budget and I’m happy with my decision. But yeiyyy ke Batlile go RISKA!

I literally have notes from my previous attempt to purchase a house. The levies + special levies + Security levies + COJ + Water + Electricity was the same amount as my bond 😭🥹 I had signed the offer to purchase, I immediately pulled out of cause the statements were shared AFTER THE FACT and were omitted by the agent on ALL the property websites. After pulling out, I was served by the lawyers representing the seller. Luckily I gathered all evidence and I fought the battle gun man. I was so traumatised. I need people to relax when it comes to buying. There is no rush. Rent and enjoy.

I bought a free standing gated, moved from the suburbs to the outskirts. My standard of living dropped by nearly 80% after moving here. I have fibre (R410), I pay nothing above a grand for rates, no levies, my water is R150 pm, electricity +-R500 (solar geysered) mind you I used to diss people living ko kasi, I was a proper suburb girly. It helps to take it down a notch when investing long term. Anyway a house is a liability unless you turn it into a business. Did I mention I have a corner stand 300sq with so much potential. This was a new development and I got to choose off plan. Yehlani nje unless your earnings per capita is above board.

Your first property will show you shame 😭😭my first apartment was such impulsive buy I didn’t even know about levies 😭😭😭 now I am paying for special levies. I didn’t know about attorney fees and transfer fee 😭😭

Here’s my 2cents as a multiple property owner. If your monthly repayment goes of on the 25th of every month, make an additional 10% or more extra repayment around the 10th or 15th of every month. Fight those interests

I asked for Levies statements and my agent said the developer said there’s nothing outstandings , I have communication trail. Only 1 occupant in the estate so levies are very low until next year, but I’m not sure if I should take the agents word regarding the statements ..
