@utahhomeslaura: The buyer really liked this house. We ran the comps and the true value was about $750,000. The listing agent said the seller wanted close to asking and is very firm on that. We still submitted $750,000. The offer was rejected. The agent told us that they overpaid by $40,000 during the COVID housing boom, and they want the new buyer to recoup that in the sale of their home. Long story short, the house sat on the market, overpriced. No sale. What are your thoughts? Honestly, it depends on if it’s updated Home versus a house that isn’t updated . Like I’ve seen houses in the comps that didn’t make sense cuz it was soo outdated vs house who are updated and above the comps. I think comps are a good starting point but isn’t everything
