Virtual staging is AWFUL and needs to go away. When we were looking at houses there were ones that the virtual staging had changed/removed/added windows, doors, floors, and walls. 100% false advertising.

In the 40 or so houses we saw, only 1 or 2 were occupied and filled with the sellers stuff, 1 was totally empty, every other one was staged

I think it’s OK if, you’re dealing with an empty home and you show the empty pictures next to a staged picture for visualization of where furniture can go and for scale. But virtual staging shouldn’t change anything fundamental about the home or its condition. That is false advertising and will cost you big time. I keep thinking of that scene in The Birdcage where they keep saying “ just take away don’t add to.”

Yes I listened to him! That advice was part of what I was paying him for! I was shocked when I found out that people don’t “declutter” before listing. He told me throughout the process I was one of the best clients he’d worked with.

I don't mind the virtual staging when they also have photos of the empty room without the virtual staging.

99% of realtors are effectively sales coordinators who are desperate as fuck and weird. You are one of the few that have it together. I’d still go with a lender/realtor combo again since it saved us so much and closed SO FAST but if I was forced to have a realtor separately from my lender I’d use you for sure

I don't like staged houses. I HATE virtual staging. I hate when they stretch pics. I don't like looking at occupied homes because it feels intrusive to open cabinets

The ai photos and the photos that make an area look huge then you get in person and it’s a shoe box. I’d rather look at soemthing completely empty than clutter or ai

Virtual staging is a no. Wts, sometimes agents get a little crazy with their staging orders. Once had one who wouldn’t let up on my hubby’s comfy chair she wanted it out. I was like hey this is the soft place he lands after a hard days’ work. It stays. She tried to tell me it may lessen the offers 🙄 we sold for double what we paid, 4 years after buying. The chair was fine.

We did staging when we sold my mother in laws home. It was SO EXPENSIVE, but it got us $150k over asking 🤷🏾♀️

I can’t stand virtual staging, I stage most of my listings if i have enough inventory…. There is nothing like actually staging a home 🏡 makes a world of a difference. And i don’t charge anything for it…

I’ve seen houses presented online with the regular room and the virtual staged room. I became uninterested in trying to figure out which rooms were real. Twenty five photos making a 3 bedroom look like a 6 bedroom.

It’s ok for an empty home - if you show both empty vs staged but staging may add drapes or shudders where there are none or light in the room that is actually dark. Definitely don’t want to see sellers personal stuff (at least keep it to a minimum) In the past we’ve rented storage and removed every bit of unnecessary furniture artwork dishes crystal etc def NO PERSONAL PHOTOS pre clean up pre photos - we have staged 1 home with items not ours - like we turned an office storage area by our pantry into a beautiful butlers pantry/coffee center but we didn’t use it at all while it was listed. Hey ya gotta do what ya gotta do. 😂

Maybe it depends on the market? I emptied my house to get it painted and have the floors refinished. The agent and I discussed staging and decided not to. It sold in three days with five offers over listing. However it was in excellent condition and in a very desirable location. I think in another market I’d have happily staged if my agent advised it.

I agree, I was shocked that the house was empty when I walked in. The AI staging was great. But empty is not bad. As I said before, clutter is my freind. I will get a discount.
