The place is gross but the comment about "I guess that's what you expect when you live in Dayton" sounds so classist. Not everyone that lives in Dayton lives like that. The place looks very outdated to begin with. The better you take care of your property and price accordingly the better tenants you'll attract. If you have a property in a bad part of town nobody reputable will want to live there.

This is happening to my neighbors across the street the renters daughter tried to fight her when she came to fix the washer and gave her notice. There is constantly more than 6 cars invading the street half don’t work

you need this, put it everywhere you can think of, leave it for a few days and then come back and clean up. all the ones that have already hatched will be dead and gone. BUT you'll need to go back in like 3ish weeks and reapply to kill any that havent hatched yet. wait a few days and then all the new hatched ones should be dead.
