@honeybeeabs: East austin folks… I know we have soil that moves, but does this look normal or does this look like the front of my house is sinking? Sure concrete cracks… but how much of an elevation change indicates a structural integrity problem.

Civil Engineer Designer here, your slab is sinking. You need a foundation company to come out and they will dig under your house and install piers to lift your foundation back up. It is apparently so “normal” in North Texas, that insurance doesn’t cover it. But it isn’t normal and needs to be fixed, because it will only get worse. I live in a Lennar home and I had this issue a few years ago. It sucks. See if you can find a foundation company in your area that has a structural engineer come out before and after the repair and signs off on it. That will give you some peace of mind because it’s going to be several thousand dollars and it feel better knowing an engineer signed off on it. Not all foundation companies offer that service.

Your homeowners insurance should send somebody out. That’s what they did for my parents house and they said it could be a sinkhole. They sent another company to test and it came back positive.

Not normal. Talk to your neighbors. Chances are you have a class action lawsuit. I’m an appraiser and have dealt with serious issues like building on a sink hole. And others in the same neighborhood have the same issues.

At the very least, they should not have put the tile directly down on the subfloor. Having some sort of underlayment would have prevented the crack in the foundation from transferring to the tile.

Oh - you can’t skip remove def sue. Get an inspector, document, and file suit. This is 100% a case for a building defect attorney. I bet the other homes in your neighborhood are having similar issue so maybe a class action

your house broke in half due to the foundation shifting. this same thing happened to me with DR Horton. I was still under warranty. They cut me a check for $85K and I had it fixed.
