@melissadorman: Let me de-influence you from putting your house in your kid's name. 🖤 Adding your daughter to the deed is a gift in the eyes of the IRS, it exposes your house to her divorce and her creditors, and it kills her step-up: when she inherits it later she gets it at today's value and owes almost nothing, but when you add her now she inherits your price from 30 years ago and pays tax on every dollar of gain. You tried to skip a court date and handed her a tax bill. What does the job is a transfer-on-death deed: you stay the only owner, a form on file with the county names who gets it, no court, no gift, she keeps the step-up.
