@roman.krayevskyy.realtor: 💯 PRO TIP for Homebuyers! 💰 Thinking about asking the seller for a $25,000 price reduction? You may want to ask about a seller credit toward lowering your interest rate instead 👀 Here's why: • $25,000 off an $800,000 home = about $135/month in mortgage savings • A seller credit used toward a rate buydown could save you around $880/month! That's a BIG difference. Sometimes the better negotiation isn't getting the lowest purchase price... It's getting the lowest monthly payment. Every loan is different, so talk to your lender about which strategy actually saves you the most money based on your situation. 👉 FOLLOW for more homebuying and real estate tips. 🏠 Roman Krayevskyy 📍 Chicago REALTOR® 📱 847-849-7133 ✉️ [email protected] #IllinoisRealEstate #illinoisrealtor #homebuyingtips

Does that show on the settlement statement! I was in mortgage banking from 1992-2007…. we could only do credits based on non-recurring costs 🤔🤔🤔

Can you use the credit towards closing cost and/or buy down rate?

The math not matching… I’ve just run this proposition through a mortgage calculator. Even if the $25k reduces your interest rate by 1.5 points (which is an aggressive assumption) the P&I don’t change by anything close to $880.

Just make sure the program the borrower uses doesn't have seller paid closing costs limits.

Bad Advice. Remember, both the realtor and MLO make commission based on the sale price and mortgage amount. Don't fall for the trap and end up house poor.

Question - wouldn’t it be smarter to take it off the price since interest rates will come down and you can refinance but your principal will be lower

Not giving anyone concessions to buy my house. You either can afford it or not! Not my problem. I don’t care, I don’t have to sell.
