@melissadorman: 4 numbers to buy the average house without a bank. ✍️ 1) $400,000 × 0.2 = $80,000. What the bank says you need just to walk in the door. Most people never get past number 1. 2) $80,000 income × 0.2 = $16,000 a year, if you save like a machine. Five years to reach the bank's number, and the house went up while you waited. 3) That same house × 0.01 = $4,000. A number a seller can say yes to. Mine said yes to $500, because when the owner becomes your bank, you pick the down payment, the rate, and for how long. 4) Homeowners over 65 × 0.66. Two out of three own free and clear, and a lot of them would rather have monthly income than one giant check and one giant tax bill. The average house was never out of reach. The bank's number was.
