What RBC actually forecasts (Sept 2026 report): 📌 2026 national benchmark: down 2.3% to $794,200 📌 2027 national benchmark: UP just 0.8% to $800,700 📌 2027 home sales: +6.7% to 483,600, still well below pre-pandemic 📌 Ontario sales in 2027: +8.2% 📌 B.C. sales in 2027: +7.8% (after -4.6% in 2026) What CREA data already shows: 📌 National Composite HPI (Sept 2025 vs Sept 2024): -3.4% 📌 Average home price Nov 2025: $682,219 (-2% YoY) 📌 CREA's own 2025 forecast: -1.7% for the year The gap: A "boom" headline doesn't match a 0.8% forecast. And prices have already been falling. Risks RBC itself names: ⚠️ More U.S. trade tension ⚠️ Immigration cuts ⚠️ Ongoing affordability strain Read the report, not the headline.
