also in Dubai they have land speculation rules in most areas. For example in JVC the land can only be sold once by the original investor who bought it off plan many years ago. When a developer buys the land of the original land banker they have to start work on the site within 6-9 months or face penalties they will also be blocked apart from exceptional circumstances from selling the land on for a profit.

Top shelf stuff, thank you for the new perspective. I'd love to understand why and how some cities are able to maintain elastic housing supplies and why other cities fail. How much of it is geography and how much is nimbyism. Is there a clear set of policies that always succeed? If Dubai can do it, then I suspect the rest of us aren't quite cooked yet.

Can the data be trusted if it comes from the UAE? As the real estate market is huge, I feel like no one would want to see the prices fall and therefore I would imagine the data might be altered.

I can't tag you so I'm leaving this as a comment on your most recent video. do you have an opinion on US trade representative Jameson Greer? he appears to at least have the ability to back up his arguments, but I suspect that a deeper dive would find that it's not as stable.
