It’s not about what you can afford it’s about what you can sustain. When I got my first home I could easily afford $4000 a month. Did I get that, no. I got a house in which they payment was $1300 in case I couldn’t work anymore or had to work for less. There’s no wiggle room in this market.

thats not the right way to think about it. 7% is the rate you get if you have perfect credit. most people do not have perfect credit which means for most people the rates are 8-13%
