The buyer doesn’t have to be a veteran. A non-veteran can also assume the loan.

Not everyone can just assume the loan. Every lender have different guidelines and they have to be related.

I tried to do this, with a $1,1m home, however it didn’t work. Only for the secondary loan to cover the equity, I was able to secure the loan under 6.8%, which was a lot plus the remaining balance on the assuming mortgage was about a little bit cheaper but not crazy. Sometimes a second mortgage over same asset is not easy to get it.

Can you assume a VA loan if you already have a VA mortgage on another house? Also does the buyer have to make the assumed va loaned house their primary residence or can it be used as a rental?
