Bro. It’s not that we don’t wanna buy now. We can’t. We can’t afford 4-5K mortgages after putting down 20%. That’s with 4.99%

False. Home values in real (inflation adjusted) terms are at 2008 levels still… similar to 2006, interest rates have risen dramatically to combat inflation… low rates prop up asset values and high rates do the opposite. Money is now more expensive & this is meant to pop bubbles… A 500k home in early 2022 = 334k home at today’s rates with conventional financing. A 500k home costs 50% more per month to finance today even before taxes, insurance etc. and wages have not gone up that much so sellers will need to reduce their price or sit still. Good luck to agents lmfao

Home prices are still very high. There is no way that these prices stay high with everything needed to live still going up in price. Fundamental rules of the market are screaming home prices that need to come down: more supply vs. demand paired with high interest rates (which are about to go higher this week). The housing market I think is about to have some correction, not a crash... a correction (yes, there is a difference).

You said it yourself, "economic uncertainty". So, definitely not a buyers market.

More downside on the housing market. If it’s not your dream home at a fair price. Wait. Prices will keep going down. I think this does decide a realtor. So of course he says buy.

Rates not coming down anytime soon, other than going up. Key is to wait and don’t buy now. Watch it drop by another 20 percent

Your entire premise assumes people can afford the down payment and the monthly payment. Of course assets are best hedge against inflation, but people are completely priced out of the housing market. It’s not an issue of “waiting for the right price”, it’s much worse. I do agree, there are zero indicators showing prices and interest rates coming down anytime soon. It’s a very bad situation.
