@yourmdlifestyle: "Starting at" is the most misread phrase in new construction, and it costs people real money. That number is the base house. No structural options, no upgraded finishes, and — this is the part that surprises everybody — on the least desirable lot in the section. Lot premiums and options go on top of it, and they go on top fast. None of that is a scam. It's how the model works, and with most builders it's disclosed if you ask the right question. The problem is that almost nobody asks the right question, because the sign made them think they already had the answer. The right question is simple: what did the last five homes in this community actually close at, and what were the lot premiums on them? That's a number that exists. It's a very different number than the sign. Second thing while I'm here — with most builders, registering at a model home before you have representation changes who's looking out for you in that transaction, and it doesn't change your price.
