@marina.orzhekhovska: DID YOU KNOW THIS? 👀🏡 Buying your first home together isn’t always the only strategy to consider. Depending on your situation, one person may purchase first — and the couple may later have an opportunity to work toward owning TWO properties instead of just one. 💰📈 A lot of couples don’t realize this could even be an option. Would you consider a strategy like this? SAVE this reel and send it to your partner. ❤️ Eligibility for the FHSA, Home Buyers’ Plan and other first-time buyer benefits depends on each person’s individual circumstances and the rules in effect at the time. 📍 Toronto, GTA & Simcoe Region 👩 Maryna Orzhekhovska Certified Real Estate Broker 📲 647-989-4545 📧 [email protected] #TorontoRealEstate #FirstTimeHomeBuyer #GTARealEstate #HomeBuyingTips #OntarioRealEstate

Except- If you live with your spouse in a home that your spouse owns, you do not qualify as a first-time home buyer.

When buying the second home, lenders will factor in the debt obligations on the first home. Even if turned into a rental, lenders often only offset a percentage of projected rental income, making qualifying for a second mortgage much harder on paper
