@quidditygroupltd: Landlords — this could cost you up to 24 months’ rent. Rent Repayment Orders have become significantly tougher. From 1 May 2026, tenants can seek up to 24 months’ rent back where a landlord has committed certain housing-related offences. This can include issues such as: • Operating an unlicensed HMO where a licence is required • Illegal eviction or harassment • Failing to comply with an improvement notice • Breaching certain new tenancy requirements The message for landlords is simple: compliance matters more than ever. Managing property isn’t just about collecting rent. You need to understand your legal responsibilities and make sure your portfolio is being operated correctly. And in the landlord could give you two months notice until you get out

What about registering your deposit? I’m pretty sure my landlord has declared anything as I’m still getting his mail from his mortgage provider as he asks me to collect them for him

If a landlord or it's agent were discovered entering a property without proper notice, could this potentially count?

the uk government and the people behind them want all the land back.therefore making it impossible for landlords to hold on to the original properties they rightfully bought.

All landlords will now be taking one of the two steps, either they will be quitting the rental business or they will be increasing rent to cover the costs of all and future regulations. Losers will be tenants with less rental properties on the market and extreme high rents.
