Overpay on the front end and the refi won't clear, and now you owe a private lender money you don't have. nobody passes up a beat up property investors are likely to find if before you, private lender is not going to give you 100 financing hes either going to want you to have some skin in the game or he will get the money and try to take the deal himself and give you a finder fee, as for the owner holding teh mortgage or giving you a loan you better have some good credit and hea going to want some money down. and getting a loan to pay off the debt you better have some collateral for that so some.steps my work but depending on where yoy are at and a newbie this isn't going to work,

The pieces you’re not mentioning are the down payment money needed to get the private loan and the refi only give you up to 80% of the value so you do need some of your own money for the down payment.
