My brother owns two houses in the USA, but he hasn’t fully paid off the mortgages yet. What I understand is that instead of paying rent every month, he is paying the mortgage on his own houses. In this way, a portion of the monthly payment gradually builds his ownership (equity) in the properties. Once the mortgages are fully paid, the houses will be completely his. If the property values increase over time, he may also be able to sell them at a higher price and make a profit. So, I would like to understand how this calculation actually works. How much of the monthly payment goes toward the loan principal, how much goes toward interest, and how much equity does he build over time? Could you please explain this with a simple example?
