@mattlaricy: Starting January 4, 2027, Fannie Mae and Freddie Mac are increasing the minimum reserve contribution for condo budgets from 10% to 15% of annual assessment income. I’ve been part of and am currently part of multiple condo boards. I can see how this is going to play out. Majority of these boards already struggle to get to that 10% as is. If that number needs to go up another 5% HOAs are slowly going to start to increase over the next several years. My prediction is that number could be up to 40%. already hit 10% we will put the extra 5% next year. minor inconvenience. hoa increase is 3.5%. no maintenance is deferred, we're on budget. manage correctly and it wont be an issue. in a high-rise btw

That’s my biggest issue with purchasing a condo. Why am I paying more fees for my 2 bedroom vs the 1 bedroom who has double occupancy while I’m single tenant. That plus the tax rate, might as well rent.

This isn’t a bad requirement for HOAs in order to protect owners and buyers, it puts pressure on them to actually save money instead of spending it frivolously. However, for corrupt HOAs, it’s just going to be more expensive permanently (instead of just for a few years) because they will never stop embezzling and committing fraud
