I would thoroughly review his application against my screening criteria. The three months’ rent in cash is a significant red flag, and avoiding the reason for moving is also a red flag. As I do with all my tenants for the past three places I’ve lived, I would contact the landlord. If he passes all the legal screening criteria I have, which are consistently applied to all applicants, I would rent him out. If he doesn’t meet the criteria, he won’t be rented out simply 🤷♂️.

When I was a PM my boss told me to always take a walk by their car if it's nasty inside it's a red flag. He'd say " you're in your car a few hours a day , if you can't keep that clean you won't clean your apartment"

I’m assuming you verified his job and that his income was over 9000 a month. I’m also in property management I don’t make the decisions on whether or whether or not to rent somebody, but I feel like he sounds like a pretty good risk to take in the grand scheme of things.

you looking at fair housing lawsuit if yoy deny him based on that info you provided. perfect credit score, makes enough income, if he doesnt have any evictions and if he passes the rental history then he looks like a model tenant.

You verify his income he’s paying three months in advance and he’s got a good credit score. Do a background check and call it a day. No need for all this extra BS. I would definitely rent to him.

I have been the guy that had money, good credit, but was fuzzy on the answer of why do you want to rent. The real answer was I worked for the government and wanted to rent because I got moved to a new area. I did not want to explain my job which at the time was classified. Government paid my LLC and I could show proof of income through my LLC.
