I remember when I delivered dry cleaning to those buildings downtown roughly 15 years ago I learned that most of those buildings downtown weren’t that full. It’s been a thing for a while, but got worse after COVID.

Downtown is overtaxed, overpriced, and dangerous. Recently Adding an Occupational Privilege Tax hasn’t helped. As a business owner in Denver, I’m escaping as soon as my building lease is over.

Converting office buildings into home is a great idea, if and only if they are affordable for the community. If the cost of the conversion means the rent will be 3k a month for a 2 bedroom, the spaces will remain empty.

converting them to residential would make a lot of sense. and allowing more business to open up in the suburbs would be great as well. so in other words downtown shouldn't just be a concentration of business but the suburbs shouldn't be a concentration of residential either. mixed zoning is the best.
