You listed it. Showings were slow. You noticed at day twelve. But you didn't call, because you didn't want to be the agent who leads with a price drop. So you waited. Day twenty. Day thirty. Day forty, with no update, so you didn't call your sellers. It's awkward. Now the listing is stale, the seller's lost confidence in you, and the conversation you're about to have is ten times harder than the one you avoided. Here's the reframe. You're not admitting you were wrong. You're reading the market's response and acting on it. And when you do move, move properly. Three to five percent minimum, depending on the market. Anything smaller is noise. You'll spend the reduction and get nothing for it, and then you'll have to do it again. Before you touch the price, audit everything else first. Showing data. Photography.
