Temporary buydowns make no sense, you might as well let the sellers pay for a permanent buy down. You never know what rates are going to be trying to refinance out of a temporary by now for example right now.

The new build we’re buying gave us 3.9% for 5 years then it goes up 1% every year and stops at 7%! Also got a bunch of rebates
