I make 70k a year, 770 credit score, $600 monthly debt, and 26k saved. I still don’t think I can afford a home on my own. 24 and still living with parents…

Temporary buydowns make no sense, you might as well let the sellers pay for a permanent buy down. You never know what rates are going to be trying to refinance out of a temporary by now for example right now.

How much of a seller credit is reasonable? We’re high income earners, but have been paying off a TON of debt, (student loan etc) and are now ready to start looking but only have about 5K saved for a down payment right now.. Can the seller assist with the down payment?

With the permanent buy down, how many points can you buy it down to (1-2pts)? Also, how does it work with these new builds offering 3.9-4.9 is that temporary?
