But slow down and look at the stuff that could actually cost you money after closing. 🏠 Start with the roof. In Texas, roof age can affect much more than replacement cost. It can also impact your insurance options and what you’ll pay to insure the home. ❄️ Check the HVAC and water heater. An older system doesn’t automatically mean “don’t buy it,” but you should know what may need replacing soon. 💧 Look for signs of water intrusion. Ceiling stains, bubbling paint, discoloration around windows, musty smells, or freshly painted patches deserve a closer look. ⚡ Check the electrical panel. Certain older electrical systems can become an insurance issue and may need to be replaced. 🚿 Ask about the plumbing. Older Texas homes can have aging plumbing or drain lines hiding behind beautifully renovated walls. 🚪 Pay attention to cracks, sticking doors and uneven floors. Sometimes it’s nothing serious. Sometimes it’s exactly where your inspector needs to spend more time. Here’s the important part: None of these automatically mean you should walk away.
