@yitzyourtxrealtor: I failed today. I lost two listings. As a REALTOR®, that’s hard for me to say because when someone trusts me to sell their home, I want to get the job done. But sometimes getting the job done means recognizing that selling right now may NOT be the best financial decision for the client. Seller #1 bought in 2022 for $366,000 near the peak of the market and later became an accidental landlord. We listed at $355,000, made multiple price reductions over 8 months, and eventually reached $299,000. Still no viable offers. With her tenants moving out, she decided to take the home off the market, move back in, make cosmetic improvements, and try again in the spring. Seller #2 bought new construction in 2023 for around $330,000 and invested another $11,000 in upgrades. We listed at $335,000 and eventually reduced to $299,000. The challenge? The builder is still selling his floor plan in his, brand new for around $290,000 PLUS approximately $11,000 toward closing costs. We simply can’t keep chasing the market. Selling now could mean bringing $10,000–$20,000 to closing. Instead, we’re pivoting to renting the home, hopefully covering most or all of the mortgage and giving him more time to pay down the loan and build equity. Neither listing resulted in a closing. Months of work, marketing, open houses, follow-up, and expenses—and I won’t make anything from either one. But my job isn’t to force a transaction just so I can collect a commission. Sometimes the best advice is: Don’t sell right now. Rent it. Wait. Improve it. Give it time. I would rather lose a listing than encourage a client to lose thousands of dollars unnecessarily. The market doesn’t always cooperate with our plans. When it doesn’t, we pivot. No one wants my house. I have equity, priced right, reduced price, still nothing. Maryland. Very depressing. There is such limited inventory but no activity either.

Hmm I wonder why if they brought in 2022 and 2023 why would they be selling so soon?? A Red flag for a buyer in my opinion. Can’t afford mortgage. So they’re selling for even more then what they brought it with the ridiculous interest rate. Stop it with the inflated prices and it will sell. They have to realize they overpaid and nobody is doing that today

I took my house off the market. It's 3 years old, needs nothing. It has a long steep driveway because its up in the woods. We had 25 showings and not one offer. Everyone tells me it's priced right. We can give it away so we will just stay and make it work for us 🤷

Yep same here. My realtor actually priced it higher than I thought but I agreed. After 6 months of several price cut, I had to pull out and now renting it out. So frustrating!! I don’t want to be a landlord but here I am

I will never understand why people bought homes during that time. It was completely unprecedented for homes to skyrocket like that. Then to sell only a few years later it doesn’t make any sense
