@bryangorrita: Big changes could be coming to Little Havana. The City of Miami is proposing zoning changes affecting 466 properties across roughly 100 acres along several major corridors in Little Havana. Depending on the property, zoning could shift from lower-intensity T4 and T5 zoning to higher-intensity T5 or T6 zoning. Under Miami’s zoning code, T4 can allow up to about 36 units per acre, while T6 can allow up to 150 units per acre. T6-8 zoning can also allow buildings up to 8 stories by right, with additional bonus height potentially available. On September 2, Miami’s Planning and Zoning Appeals Board voted 7–3 to recommend the changes, but the proposal is not final. The Miami City Commission still has to approve it. If approved, the changes could significantly increase development potential across parts of Little Havana. #fyp #miami #miamiflorida #miamirealestate
