That is true; there’s a new community in my area, and Pulte Homes is one of the builders. I went last week and saw the new home and asked about the interest rate; they are offering 4.99 fixed for 30 years. This is in Phoenix, AZ.

what these home builders are doing is pricing these rate buy downs into their pricing when building. they buy down the rates so these builders usually have the lowest rates in town.

On the net, it’s not a huge impact. Everyone remembers the 1% rate mortgages, but people forget that homes were rising in price 25% per year. Now rates are 7%, but home values are basically flat, or slightly negative

Mr. Ryan, a lot of people made significant money when mortgage rates were around 3% in 2019–2021, and the tax cuts also benefited many investors and homeowners. When interest rates rise, affordability drops, so sellers and builders may have to lower prices to attract buyers.

You can lower the rate. Nothing stopped. More important you could actually do more for people when it comes to their credit files. If we took the same standard, that should’ve been applied to banks when they came to the federal government for money to be bailed out for the mistakes they caused they would’ve told the government would’ve told these banks no but they threw the money out there. Thanks, and the credit industry needs to get together and do more than what they currently are doing. A person with blemish on the record for 7+ years is unacceptable. Members of Congress will serve two years before they either have to run again. They’re voted in for another term or they’re voted out same should be applied to your credit.
