The contractor may see a CapEx issue the acquisitions team missed. Operations may identify an inefficiency that never stood out on the T12. And sometimes one simple question from the right person completely changes how you think about the business plan. That’s why getting the right people on-site matters. Everyone walks the same property but they’re looking at it through a different lens. Then we bring those observations back to the underwriting and ask: Does what we saw support the assumptions we made? The goal of due diligence isn’t to prove your underwriting was right.
