Then he lost his job, was diagnosed with diabetes, and fell behind on his HOA payments. He says he tried to work out payment arrangements, eventually offering $200 per month, but those proposals were rejected. The balance didn’t stay at $977. Attorney fees and collection costs piled up, the HOA moved forward with foreclosure, and eventually his home was sold at auction to the HOA for just $8,172. Here’s the lesson I want homeowners to understand: Prepare for financial emergencies while you’re still financially healthy. If you have significant equity in your home, good credit, and stable income, you may want to consider establishing a home equity line of credit BEFORE you actually need the money. Why? Because the worst time to try to qualify for a HELOC is AFTER you’ve lost your job, fallen behind on bills, or damaged your credit. A HELOC can give you access to your equity for an emergency—HOA dues, unexpected repairs, medical expenses, or other bills—rather than waiting until a small problem becomes a much bigger one. And if you ever fall behind on HOA dues, do not ignore it. Depending on your state and circumstances, unpaid assessments can lead to collection costs, liens, and potentially foreclosure.
