The only people I give a breakdown to is insurance companies. Other than that. I have a flat rate, and it’s due upon completion.

I’m a homeowner and a contractor 🤍 A good contractor won’t have any issue with any of this. The down payment in California is 10% of the total or $1,000, whichever is less. 🙌🏼

I also want to add this in the contract any change orders will add another 2 to 3 months to finish the project in addition to this l will need all the money upfront on the change order. Don’t forget if bad weather were to accrue l expect you not to count it ! If l finish sooner l would want a $5000 extra pay.

Contract stipulations must have a consequence to be enforceable. Job to be completed by date is insufficient. It needs to stipulate what happens if it’s broken.

So what happens when materials are not available or delivered on time ? Good idea but more details on time frame would be better .

This would be a red flag for most contractors, and many would probably choose not to work with this client. The ones who do may simply be taking the job because they’re desperate for the work.

Competent contractors are aiming to make 20%+ on each job. You tell that to a client and they’d flip out at the thought of a blue collar worker not working for just the bare minimum.
