congrats gorg!!! i also want to bring up the Home for Heroes program to anyone here in the comments who qualifies!!! as a teacher, I was able to get all of my closing costs and even down payment covered!! it does mean I have a higher interest rate, but on my 196k house, the payment is still doable and I was okay with it. congrats again!!!
