You may have already mentioned it and i missed it but are the floor/ceiling joists gonna be ok supporting a bedroom? Usually an attic is used for storage so the threshold for it is lower than an established bedroom. For example; bedroom floors are engineered to carry ‘live loads’, an attic floor is only built for around 10 pounds per square foot. ive seen ceilings collapse because of this 😬

I feel that a great way to make this house better would be to replace the trim to something newer because I know how gross feeling and weird looking trim gets after the years pass

Could use the space that you sectioned off in the attic as storage cabinets. Though, adds a lot of extra work, but saves space, so you don't have to take up room with cabinets of drawers

Your drywall in that attic is going to crack bad. It sucks spending the extra money but you need sister up those roof rafters with new material. Also, you need to return new collar ties. That roof will flatten in no time
