@texpatbbq: Who knew that having a @Lennar warranty would make it HARDER to repair your home? Since the assumption is that Lennar will take care of us, we have been told by independent foundation companies to go back to Lennar for repairs because we are still under warranty. For them, it's not worth the time and effort of coming out when they think Lennar is going to do the work themselves. Can't blame them. This is such a frustrating situation but you are beyond trying to reason with Lennar. You must get a lawyer and start sending demand letters. I’m the VP of a construction company and it will be the only thing that moves the needle.

if this was a foundation company rather than a structural engineer, I can explain why. It isn't that they think Lennar will cover you with the warranty even though thats what they say- the reason is that they worry you will use the quote they gave to take Lennar to court, and use the quote as your proof of structural issues. No foundation company wants to deal with a legal battle. Get a Structural Engineering Report, use that in court against Lennar, and when you ask a company to do the work, stress that you just want it fixed- and don't mention Lennar or court at all. Sorry you're dealing w this and hope this helps!

Our issues aren’t as severe as yours. But we’ve been dealing with issues that our builder states are within normal limits. Our home deviates .082.. anything under “.09” is within limits according to the floorplan. Our home is a year old. Multiple companies flat refused to come to our home.

in reality they were probably looking out for you honestly. Lennar could say they did something and void your warranty. I get both sides of this on the 3rd party and your side too

So if they do the work, the warranty is voided and future issues with your house become their warranty issue.

It's primarily because they don't want to void your warranty. If you do any structural repairs to your home without permission from your warranty or builder, it will void it and then you're on the hook. Companies have been sued for doing work without mentioning this possibility. that being said, you can have all the inspections you want. I'm a structural engineer in Texas, I'd be happy to offer my aid with your house. I've dealt with Lennar before

Hey brother, you mentioned that they sent surveyors out? I suggest you request the original as constructed survey (when the house built) and then compare it to a fresh survey through a third party that you organised

Your house is a tear down situation and rebuild. They have to demolish and dig out the bad foundation and start from scratch. And after all this mess I'd be inclined to just accept a settlement offer and leave them with the property to rebuild and resale so I could take the settlemwnt money and find a home that's not Lennar built. But thats just me.

We went through this with Apex homes and the foundation actually collapsed. The did not follow IBC code. No horizontal support. We had 14 course and a cap cinder block. Nobody took responsibility and 100k later the house was finally stable. Also Bill Swartz if Annapolis MD failed us and walked away free and clear
