A lot of the horror stories I hear from newcomers start the same way: a realtor told them to buy, and they did, before they understood what they were actually signing up for. I get why. You’re already navigating a new country, a new system, a new everything. Adding “become a homeowner” on top of that, without fully understanding the mortgage, the market, or your own situation, is a lot to take on at once. And to be fair, even plenty of Canadians don’t fully understand homeownership or how the market works. So imagine doing it while everything else in your life is also new. My opinion: don’t buy until you actually understand what you’re getting into, and until your situation is stable enough to commit to it. There’s no fixed timeline for that, it depends on the person. This isn't a hard rule, and there are absolutely exceptions. If you arrive with a strong financial position, you've done your research, and you know where you want to put down roots, buying sooner may make perfect sense. The people I see actually succeed buying early are the ones who: Did the research before they even landed. They studied the Canadian market long before arriving, understood what drives our market, mortgage terms, how the market works here Have real savings or disposable income behind them, giving them room to take on more risk Are confident about their city and job: not a transition role, but a real offer even before moving, so they’re not likely to relocate or change jobs in year one If that’s not you yet, that’s not a failure, it just means you’re not ready to make the biggest financial decision of your life yet. And that’s okay. I’m saying this because I want it to actually work out for you. 🏡 If you’re thinking about buying your first home in the future, I’ll be hosting another First-Time Home Buyer Webinar soon. Comment “PLAN” and I’ll make sure you’re the first to know when registration opens. #TorontoRealtor #GTARealtor #FirstTimeHomeBuyer #DownPayment #HomeBuyingTips
