@forensicchad: 58% more sellers than buyers. So why aren’t home prices falling? That’s what makes the current housing market interesting. Existing-home sales are running at an annualized pace of less than 4 million homes. Inventory is rising. And Redfin estimates there were 58% more sellers than buyers in August. Yet the median existing-home price was still $429,100 — up 1.6% from a year ago. Those numbers seem like they shouldn’t coexist. But housing doesn’t always adjust through price first. Sellers can wait. They can pull their listing. They can decide not to move. And many homeowners are still sitting on mortgages well below today’s rates. So weaker demand can show up first as fewer transactions, not necessarily dramatically lower prices. That’s the better question: Don’t just ask what happened to home prices. Ask how many homes are actually changing hands. Because a market can look relatively stable on the surface while activity underneath it tells a very different story.
