@diana_talks_realestate: Can a home seller cancel the purchase agreement simply because they changed their mind? Usually, no. Once the seller signs a binding purchase agreement, they generally cannot just back out because they no longer want to sell. They may be able to cancel if the contract gives them a specific legal right to do so, the buyer fails to perform, or both parties agree in writing to cancel. Otherwise, the seller could face serious consequences—including losing money, being sued for damages, or even being ordered to complete the sale. Every contract and situation is different, and real-estate laws vary by state. This is not legal advice. I’m a California-licensed real-estate agent, not an attorney. Always have a qualified real-estate attorney review your specific contract before taking action. #HomeSellingTips #RealEstateContract #HomeSeller #CaliforniaRealEstate #HomeSellingTips

Almost mention the cost and time it takes for a buyer to sue for specific performance. It’s not cheap or easy to do
