During one of the hottest periods of the market in March 2021, the Sales-to-Active Listings Ratio was 62.4%. In simple terms, that’s roughly equivalent to 62 sales for every 100 active listings. August 2026? Just 12.3%, or roughly 12 sales for every 100 active listings. 62 versus 12. That puts today’s slower market into perspective. Of course, 2021 was an extreme market and the two periods aren’t directly comparable. But this summer’s slowdown also appears to be more than simply everyone going on vacation. Now I’m watching September and October closely. Will buyers come back this fall, or will the ratio continue to fall?
