@danjreilly: 🚨 COULD BRAND NEW NOW COST LESS THAN RESALE IN PARTS OF CANADA? ⠀ A rare thing is happening. In some places, the final cost of a new home can now compete with resale. ⠀ The numbers: ⠀ 🏗️ Statistics Canada says new-home prices fell 0.1% in August 2026. This index covers new detached homes, semis and townhomes before GST or HST. ⠀ 📦 Across the markets in its new-home report, completed homes still waiting for a buyer rose 35% in December 2025 from one year earlier. ⠀ 🏙️ Vancouver had 5,458 completed and unabsorbed homes, up 36%. Abbotsford-Mission had 280, up 211%. ⠀ 💰 Eligible first-time buyers can now get up to $50,000 back from the federal part of GST or HST on a new home. The full rebate applies at $1 million or less. It gets smaller between $1 million and $1.5 million. ⠀ 🏡 Canada’s average resale price was $668,219 in August. CREA’s benchmark index was down 3% from one year earlier. ⠀ 🎁 A cash credit, rate deal, parking, upgrades or fee help can change the final cost. But new is not cheaper everywhere.
