@propertypapa: Amberwood is only the first piece of the Holland Plain story. The Holland Plain masterplan provides for 8 residential plots in this new neighbourhood. That means Amberwood buyers shouldn’t assess the project in isolation. So are all those future condos bad news? Not necessarily. In the earlier years, subsequent new launches may establish newer pricing benchmarks for Holland Plain while Amberwood is already completed or closer to completion. But over time, those same developments can become direct resale competition. That’s why in my PAPAKey assessment, future supply isn’t simply classified as “good” or “bad”. The more important questions are: WHEN do you intend to exit? WHAT competing units will be available then?
