Everyone is asking the wrong questions. The real question is how in the world did you find a $5 million deal that is worth 12.5 to 13,000,000 once stabilize? How in the world did you convince a bank to do 100% financing of 5 million? How in the world did you find a deal where the rent are 1000 below market rents? This is very unrealistic and is one in 1 million kind of scenario.

I guess there is no rent protection in the USA🤔. Where I live you can’t raise the rent 25% because you put lipstick on the property. Also you say you earned 3 million. If I understand you correct you took a loan if 3 million extra, because the value of the property went up because of the higher rent. In my opinion you make 3 million if you sell for 8 million. Not if you take a loan and put yourself in debt for 3 million extra. Maybe I am mistaken and don’t understand your strategy correctly 🤔
