I’m Wealth Advisor and you’re totally correct, but I explained it a little differently. When you buy a 3% you have almost nothing left to look forward to, as any potential refi will only save you dozens of dollars. But if you purchase at 7% it is inevitable that you’ll be able to refinance below 5% at some point saving hundreds if not over $1000 on your mortgage payment. There’s a light at the end of the tunnel when you buy wind rates are high, but not when rates are low.
