Its a life estate or Ladybird deed. All you do is put their names on the deed. Automatically goes to who you choose. No red tape....

Poor man’s trust , TOD deed and you need a will or it will go to probate . Only if you don’t have alot of assets. Takes it from 3-5k down to less then 1k

Yes it’s best to get a Transfer on a death deed. If it is left in a Will the will would have to be probate. $$$.
