I got a DM on Instagram last week from an agent that had a property that matched another one that I was buying. I acted quickly, organised the viewing, and went to go see most of the time in this little patch because I have done quite a few transactions there. I know what the end values are. I know how much is going to cost to do though and genuinely know what I need to be buying something for. Having walked around the place, I knew exactly what my maximum bid was going to be. I was able to submit that offer while I was at the house. But then I got a phone call in the morning to say that someone had bid £25,000 more than what my maximum bid was. Now for something like this I haven't got the time to go back and forth and have a bidding war, which is why I actually just put my highest offer forward straight away. You can't host it. Now the key thing is not to make this mistake of getting suckered into thinking that the house is actually worth more because someone else is willing to pay more for it. You've got to stick to your gut, you've got to do your numbers, you've got to figure out exactly what it is. Ultimately pop your offer forward and just forget about it. I generally don't think that this higher sale will go through because I don't think a mortgage valuation will marry up to the offer price. The agent did tell me it was a first-time buyer that was looking at purchasing it. This will get added to the pipeline. We will constantly follow up on this every two to three weeks to see where the sale is up to. The minute we get an inclination that the sale is about to fall through, you better believe we'll be straight there offering the vendor our offer again. Sometimes you win some and you lose some but just make sure you're not trying to win a loser.
