Take what you’d pay in extra payments and put that in a HYSA or brokerage. Grow that pot of money until it exceeds what you owe on your mortgage. Pay it off in a lump sum. There is no benefit to making extra payments. All of the benefit happens at mortgage loan payoff and not a moment sooner. May as well leverage compounding interest to pay off faster.

never do a 15, even if you can, do a 30 period. you can pay it off in 5, 10, 15, 30, 25, or 30. apply extra payment where you can but staying on a 30 protects you in the long run. no one knows what’s gonna happen in 10 years or 10 hours. save yourself stress and just get the 30 and apply extra payments when you can.

We do this by paying half the mortgage the middle of the month and the other half by the due date. Since interest is compounding it is the same as making an extra payment and effectively taking 6-10 years off the loan term without paying anything extra

Same with auto loans if you can get a promotional low rate. Do it for the 6 or 7 years and then just pay extra on the principle when you can. this way you're not committed to the higher payment every single month, but have the freedom to pay that extra when it's possible, and still reduce the length of the loan

I tried to get a 10 year loan on 3% interest rates in 2020 no one wanted to write it BUT 15 years we got! I still do an extra payment on each month to pay it off faster im about 7-8 years plus or minus some
